Thank you for choosing Blue Dream Vacation Rentals. By booking a stay with us, you agree to the following terms and conditions. Please read them carefully before completing your reservation.
1. Reservation & Payment
A reservation is confirmed only after receiving full payment or an approved deposit. Payment terms are as follows:
- A 50% deposit is required at the time of booking to secure your reservation.
- The remaining balance is due 30 days prior to your check-in date.
- Reservations made within 30 days of check-in require full payment at the time of booking.
- We accept major credit cards (Visa, Mastercard, American Express, Discover).
- A refundable security/damage deposit of $250 - $500 (depending on the property) is collected prior to arrival and refunded within 14 business days of departure, less any charges for damages or excessive cleaning.
2. Cancellation Policy
We understand plans can change. Our cancellation policy is as follows:
- 60+ days before check-in: Full refund minus a $75 administrative fee.
- 30-59 days before check-in: 50% refund of the total rental amount.
- Less than 30 days before check-in: No refund.
- Early departure: No refund for unused nights.
We strongly recommend purchasing travel insurance to protect against unforeseen circumstances. In the event of a named storm or mandatory evacuation order, we will work with you to reschedule or provide a credit toward a future stay.
3. Check-In & Check-Out
- Check-in time: 4:00 PM local time
- Check-out time: 10:00 AM local time
- Self check-in is available via keyless entry. Access codes are sent 24 hours before arrival.
- Early check-in or late check-out may be available upon request and is subject to availability. A fee may apply.
- Late check-out beyond 10:30 AM without prior approval will incur a $100 fee.
4. House Rules
To ensure a pleasant experience for all guests and our neighbors, we ask that you observe the following rules:
- Occupancy: The number of overnight guests must not exceed the maximum stated in the property listing. Visitors are welcome during daytime hours but must vacate by 10:00 PM.
- Noise: Quiet hours are from 10:00 PM to 8:00 AM. Excessive noise at any time that disturbs neighbors may result in immediate termination of your stay without refund.
- Smoking: All properties are strictly non-smoking. Smoking is prohibited inside the unit and on all enclosed areas. A $350 cleaning fee will be charged for any violation.
- Pets: Pets are not permitted unless the listing explicitly states the property is pet-friendly. Unauthorized pets will result in a $500 fee and possible eviction.
- Parking: Each property has designated parking. Please do not park on lawns, block neighboring driveways, or exceed the number of allocated spaces.
- Trash & Recycling: Guests are responsible for taking trash to the designated bins. Trash pickup days are noted in the property welcome guide.
- Grills & Open Flames: Charcoal grills are not permitted on balconies. Gas grills (where provided) should be used in designated areas only.
- Pool & Hot Tub: Where available, pools and hot tubs are used at your own risk. No glass containers in pool areas. Children must be supervised at all times.
5. Property Care & Damages
Guests are expected to treat the property with reasonable care. You are responsible for any damage beyond normal wear and tear caused during your stay. Please report any pre-existing damage or maintenance issues upon arrival.
- Damage to the property, furnishings, appliances, or fixtures will be deducted from the security deposit. If damages exceed the deposit amount, the guest will be charged for the remaining balance.
- Lost keys or access devices will be charged at replacement cost.
- If the property requires excessive cleaning beyond our standard turnover service, a cleaning surcharge will apply.
6. Liability & Indemnification
Blue Dream Vacation Rentals, its owners, managers, and agents shall not be held liable for:
- Personal injury, accidents, or illness occurring on the property or its grounds.
- Loss, theft, or damage to personal belongings.
- Interruptions in utilities, internet, cable, or other services beyond our control.
- Construction, noise, or activity on neighboring properties.
- Acts of nature, including but not limited to hurricanes, tropical storms, flooding, or other weather events.
Guests assume all risk associated with their stay and agree to indemnify Blue Dream Vacation Rentals against any claims arising from their use of the property.
7. Minimum Age Requirement
The primary guest (the person who made the reservation) must be at least 25 years of age. A valid government-issued photo ID is required and may be requested at any time during your stay.
8. Events & Gatherings
Events, parties, and large gatherings are strictly prohibited unless expressly approved in writing by Blue Dream Vacation Rentals prior to booking. Unauthorized events will result in immediate termination of the rental agreement and forfeiture of all payments.
9. Force Majeure
Neither party shall be liable for failure to perform any obligation under this agreement if such failure results from circumstances beyond reasonable control, including but not limited to natural disasters, government actions, pandemics, or other force majeure events. In such cases, we will work in good faith to reschedule your stay or issue a credit.
10. Governing Law
These terms and conditions shall be governed by and construed in accordance with the laws of the State of Florida. Any disputes arising under this agreement shall be resolved in the courts of Pinellas County, Florida.
11. Changes to These Terms
Blue Dream Vacation Rentals reserves the right to modify these terms at any time. Updated terms will be posted on this page with a revised effective date. Your continued use of our services constitutes acceptance of the updated terms.
